Location affects your day-to-day living and is one of the most significant influences on value. Buying near public transportation or a university is a good move as well near other local amenities. For some, your choice of location may be limited by the price you can afford however make sure you consider such things as distance to work, schools, shopping and entertainment when selecting your future neighbourhood! Another option if your budget is smaller than what you will need to buy is looking at power of sale homes.

What type of property do you want?
Should I buy a house or condo? How about a townhouse? These are just a few of the questions you may be pondering right now. Here is what to consider when you are browsing through real estate listings:
Buying a house is one of the better options for potential homeowners that have children or plan to. A house is often a better choice due to size as well as the neighbourhood. Neighbourhoods or subdivisions that have houses are often more family-friendly and will have activities more geared toward families and there are schools located nearby. However, on another note home repairs can be costly depending on the extent of the repair. The upkeep and maintenance falls solely on you in comparison with condo town homes and buildings. If you’re leaning towards a condo and you have small children remember to consider your need for a fenced in play area. Very few condos, aside from condo townhouses, offer this. Then you have maintenance fees to consider on top of your monthly mortgage payment. Though your mortgage is less with a house than a condo the extra money you pay in maintenance fees may make your total monthly payment the equivalent of a mortgage payment. With this in mind it depends on your perspective on how you want to spend your money. Do you want to invest more money or less money each month when you make your payment?

You just have to make the right decisions because this is the beginning of a new chapter in your life. Yes, I know, you have heard this before, “choosing the right agent etc etc etc”. Here’s the thing though, the truth is it’s not just a sales gimmick, it’s reality. You need to select a real estate agent:
- Who has “Clout“. One with strong influence who also has great negotiating skills and is not afraid to be forthright in order to get you your top dollar. In one word? A fighter.
- Who is incredibly creative and innovative and even web saavy, to put the cherry on top.
- Who is available. Available when you need to speak to them. In anything in life when you hire someone you should be able to reach them when you need!
- Who is in depth, thorough, analytical and makes moves with precision.
These are just a few great qualities that your agent should have and you will find all of those qualities in myself.
